What attic mold usually looks like

Attic mold commonly shows up as dark gray or black staining on the underside of roof decking, often along the lower part of the roof slope or near a leak. You may also notice damp or matted insulation, rusty nail tips, a musty smell when you open the attic hatch, or frost and moisture on the decking in cold weather.

Because few people go into the attic often, it may be found during a roof replacement, a pre-sale home inspection, or while chasing a ceiling stain in the room below.

Common causes of attic moisture

Mold needs moisture. In an attic, that moisture typically comes from one of a few places:

  • Roof leaks: worn shingles, damaged flashing, or storm damage letting rain in.
  • Warm, humid air from the house: bathroom or kitchen fans that vent into the attic instead of outdoors, or gaps around lights and attic hatches.
  • Poor ventilation: blocked soffit vents or too little exhaust venting, so moist air lingers.
  • HVAC condensation: attic air handlers or ducts that sweat or drip.

Huntsville's weather adds pressure on both ends. NOAA's 1991–2020 normals show 54.29 inches of rain a year at Huntsville International Airport, with the wettest months in winter and early spring, and average summer dew points around 66–70°F. As a matter of general building science, humid air can condense where it meets cooler surfaces such as ducts or roof decking.

Ductwork or an air handler involved? Cleaning mold inside HVAC equipment or ducts in Alabama requires HACR certification from the state HVAC board, so ask about it. The EPA advises not running an HVAC system you know or suspect is contaminated with mold.

How attic mold remediation typically works

  1. Find and fix the moisture

The EPA warns that if you clean up mold but don't fix the water problem, the mold will most likely come back. A moisture-focused inspection can help pin down whether it's a leak, ventilation or indoor air.

  2. Protect the living space

Companies typically seal the attic hatch and any openings so dust and spores don't drop into the rooms below.

  3. Remove damaged materials

Wet or moldy insulation is usually bagged and removed. Decking with surface growth is generally cleaned; rotted or badly damaged sections may need replacement.

  4. Clean and correct

Affected framing and decking are cleaned, and ventilation or exhaust fan problems are corrected so the attic stays dry.

  5. Replace insulation

New insulation goes in once everything is dry and the cause is fixed.

Typical attic mold costs

Typical national ranges from This Old House (2026), Fixr (2025) and Bob Vila (2024) — estimates, not quotes.

ItemTypical range
Attic mold remediation$1,000–$9,000
Per square foot$10–$30
Mold inspection$450–$800 (Bob Vila: $299–$1,014, avg about $656)

The spread reflects attic size, how much insulation must come out, how hard the space is to work in, and whether decking or roofing must be replaced. More detail is in the mold remediation cost guide.

Roof repairs and Alabama licensing

Attic mold and roof work often go together. Under Alabama's Home Builders Licensure Board law, residential roofing work over $2,500 requires an HBLB license, and other residential repair or improvement work over $10,000 does too. ADPH says Alabama has no license for mold remediation itself. This is general information, not legal advice.

ADPH suggests looking for IICRC-certified firms; ask any company for its training and certifications, insurance, and an HBLB license number for rebuild work over $10,000 (or roofing work over $2,500). Ask for a written scope that names the moisture source and how it will be fixed.

Attic mold questions

What causes mold in an attic?

Attic mold grows where moisture builds up. Common sources include roof leaks, bathroom or kitchen fans venting into the attic, warm humid air leaking up from the house, poor ventilation and sweating HVAC ducts. Finding which one applies matters, because the EPA notes mold will most likely return if the water problem isn't fixed.

How much does attic mold removal cost?

Typical national ranges put attic mold remediation at $1,000 to $9,000, or roughly $10 to $30 per square foot. These are estimates, not quotes. Attic size, insulation removal, access and any decking or roof repair drive the final price, so compare written quotes that list what is included.

Is attic mold dangerous?

We can't give medical advice. The EPA and ADPH both advise dealing with mold and the moisture behind it, and ADPH notes that people with asthma, allergies or breathing conditions may be more sensitive. If you have health concerns, talk to your doctor, and avoid disturbing moldy insulation yourself.

Do I need a roofer as well as a mold company?

If a roof leak caused the mold, the leak needs repair or the mold will likely return. In Alabama, residential roofing work over $2,500 requires an HBLB license. Some remediation companies coordinate with roofers; others don't. Ask each company how the roof will be handled and who holds the license.

Can attic mold be cleaned or does the decking need replacing?

Surface growth on roof decking is often cleaned rather than replaced. Decking that is rotted, delaminated or soft generally needs replacement, which may involve roofing work. Ask the company to explain which sections they plan to clean and which they plan to replace, and why, in the written scope.
